Higher rates are meeting a slower North Shore market
Rates crossed 7% in September 2026, according to Realtor.com. CNBC reported the average 30-year fixed rate hit 7.30% on September 30, 2026. That monthly payment adds up fast. It is the single biggest reason buyers are pausing right now on the North Shore.
Pending sales are the clearest early signal. The Real Estate Data Aggregator counted 324 pending sales across the North Shore in the three months ending July 31, 2026. That is down 13.4% from the same months in 2025. Fewer buyers are signing contracts. That is the market telling sellers something important about timing and price.
Homes sold fell 15.3% across the North Shore, according to the Real Estate Data Aggregator. That is a real slowdown. But inventory fell too, down 23.5% from a year ago. Fewer homes for sale means sellers still have some footing, even in a slower market.
Prices are still up. But each ZIP tells a different story.
This is where it gets interesting. The Real Estate Data Aggregator shows prices rising in every North Shore ZIP code. But the speed of sales, the days on market and the share of homes selling above list price vary a lot from one area to the next.
Two ZIPs moving fast, two moving slow
ZIP 10302 stood out. The Real Estate Data Aggregator recorded a median of just 27 days on market there, 18 days shorter than the same period in 2025. Nearly half of homes, 45.5%, sold above list price. Supply fell to 4 months. That is a tighter pocket inside a slower market.
ZIP 10310 also moved quickly. The Real Estate Data Aggregator shows 36 days on market and 42.9% of homes selling above list price. Supply sat at just 3.2 months. Fewer homes sold there, down 31.7%, but the homes that did sell moved with confidence.
ZIP 10304 told a different story. The Real Estate Data Aggregator counted 66 median days on market, 14 days longer than 2025. Only 8.2% of homes sold above list price, down 5.5 points from a year ago. Sale price as a share of list price slipped to 95.8%. Sellers in that ZIP are giving up a little more at the table.
ZIP 10301 was similar. The Real Estate Data Aggregator shows 64 days on market, 15 days longer than 2025. Only 4.9% of homes went under contract within two weeks of listing, down 15.6 points. More time on market means buyers have more room to negotiate.
What rates above 7% mean for your monthly payment
Realtor.com reported that mortgage rates topped 7% in September 2026. CNBC reported the average 30-year fixed rate at 7.30% on September 30, 2026. On the same day, Mortgage News Daily put the rate even higher, at 7.58%. These are not small numbers. At those rates, the monthly payment on a North Shore home priced at the Real Estate Data Aggregator's median changes meaningfully from what buyers budgeted a year ago.
For buyers, that payment is real. It shapes what you can offer. For sellers, it shapes who can afford to say yes. Pricing your home at the right number matters more when fewer buyers can stretch.
One bright spot: ZIP 10303
ZIP 10303 showed the largest price jump on the North Shore. The Real Estate Data Aggregator recorded a median sale price of $606,500, up 27.7% from the same period in 2025. Inventory fell sharply there, down 42.3%. New listings dropped 38%. When supply falls that fast, the homes that do come to market carry more weight.
Still, pending sales in 10303 fell 21.4%. And the share of homes going under contract within two weeks dropped 18.9 points. Higher prices and slower demand can live in the same ZIP code at the same time. That is what makes this market worth reading carefully.
ZIP 10305: the one ZIP where pending sales rose
ZIP 10305 was the only North Shore ZIP where pending sales grew. The Real Estate Data Aggregator counted 106 pending sales, up 9.3% from 2025. That is a meaningful difference from the rest of the North Shore. Homes sold there fell 22.2%, but the pipeline of buyers signing contracts is still building. Worth watching.
What this means if you are thinking about selling
Inventory is down across the North Shore. The Real Estate Data Aggregator shows 424 homes for sale, down 23.5% from 2025. That is still working in sellers' favor. But homes are sitting longer in some ZIPs. Pricing right from the start matters more than it did a year ago.
The share of homes going under contract within two weeks fell in every single North Shore ZIP code. That tells you buyers are taking more time. A home priced a little high will feel that slowdown first.
