Mid Island has fewer homes for sale, even with new listings holding steady
The numbers below cover the three months ending July 31, 2026. That is the period to keep in mind as you read.
Here is the fact that changes things most. The Real Estate Data Aggregator counted 493 homes for sale across Mid Island in that period. That is down 22.6% from the same months a year before. Yet new listings were nearly flat, up just 0.3% to 680 homes. Sellers kept listing. Fewer homes piled up. For buyers, choice is still tight. For homeowners, it helps explain why a well-priced home can still draw steady interest.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Mid Island is moving in the opposite direction. Fewer homes sitting on the market here means less competition for sellers, even as the broader picture loosens up.
Rates are part of the backdrop. CNBC reported the average contract rate on a 30-year fixed mortgage climbed to 7.30% last week. Realtor.com noted rates crossed above 7% for the first time since January 2025. That matters for what buyers can afford and how long they take to decide.

ZIP 10306: faster sales, more homes selling above list
The Real Estate Data Aggregator counted 105 homes sold in ZIP 10306, down 8.7% from a year before. The median sale price came in at $760,000, up 3.4%. Homes spent a median of 28 days on market, which is 18 days shorter than the same period last year. That is a meaningful shift. Sellers saw 34.3% of homes close above list price, up 16.9 points from a year ago. Homes for sale slipped just 1.6% to 121.
ZIP 10314: the most active, tightest supply
ZIP 10314 was the busiest part of Mid Island. The Real Estate Data Aggregator counted 185 homes sold, up 9.5%. That is the only ZIP in Mid Island where sales rose. The median sale price dipped a little to $720,000, down 1.4%. Homes for sale fell 29.2% to 172, the steepest inventory drop of any ZIP here. Months of supply came in at 2.9, down 1.5 months from a year before. Pending sales rose 6.5% to 228. That combination of rising sales and falling inventory keeps this ZIP leaning toward sellers.
ZIP 10304: prices up sharply, but homes are taking longer
ZIP 10304 had the highest median sale price of any ZIP in Mid Island this period. The Real Estate Data Aggregator put it at $775,000, up 14% from a year before. That is a big jump. But homes took a median of 66 days to sell, which is 14 days longer than the same period last year. Fewer homes sold, down 16.4% to 61. Pending sales fell 19.5%. Only 8.2% of homes sold above list price, down 5.5 points. Homes for sale dropped 30% to 98. The price gain here is real, but so is the slower pace.
ZIP 10305: steady prices, fewer sales, more pending
ZIP 10305 showed a mixed picture. The Real Estate Data Aggregator put the median sale price at $739,500, up 2.4%. Homes sold fell 22.2% to 70, the largest sales drop in Mid Island. But pending sales rose 9.3% to 106, which suggests activity may pick up in the next period. Months of supply held at 4.5, unchanged from a year before. Days on market came in at 44, four days shorter. Homes for sale fell 22.1% to 102.
What the national picture adds
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Mid Island's price gains in most ZIP codes are running at or above that pace. Realtor.com noted that nationally, 20.8% of listings took a price cut in September, the highest share since October 2022. That is not the story here, where inventory is tight and prices mostly held or rose. Still, rising rates are real. Realtor.com reported rates climbed above 7% for the first time since January 2025, and CNBC noted the average contract rate hit 7.30% last week. Buyers are feeling that.
