North Shore prices rose faster than the U.S. in several parts

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. On the North Shore, the Real Estate Data Aggregator counted gains of 27.7%, 16.1% and 14% in three separate ZIP codes during the same period. That gap is worth knowing if you own or are shopping here.

The North Shore is not one market. Each ZIP code moved differently. Prices, speed and competition all varied street by street. Here is what the numbers show for the three months ending July 31, 2026.

ZIP 10303 led every other ZIP code on the North Shore. The Real Estate Data Aggregator counted a 27.7% rise in its median sale price, to $606,500. That is more than ten times the national rate the Federal Housing Finance Agency reported.

One reason prices jumped there: supply fell sharply. The Real Estate Data Aggregator counted 41 homes for sale in 10303, down 42.3% from a year before. New listings dropped 38%. When fewer homes are available, buyers compete harder. The average sale came in at 102.1% of list price.

ZIP 10302 had the highest share of homes selling above list price: 45.5%, according to the Real Estate Data Aggregator. Homes there also sold in a median of just 27 days, the fastest on the North Shore. Supply was tight, with only 29 homes for sale, down 27.5% from a year before.

ZIP 10310 also showed strong price growth, up 16.1% to a median of $783,500. Nearly 43 in 100 homes sold above list price there. Supply was the tightest of any ZIP on the North Shore, at just 3.2 months.

Where things moved more slowly

ZIP 10304 told a different story. The median sale price did rise 14%, reaching $775,000. But homes sat on the market a median of 66 days, 14 days longer than a year before. Only 8.2% of homes sold above list price, down 5.5 points from last year. The Real Estate Data Aggregator counted 61 homes sold there, down 16.4%.

ZIP 10301 saw prices rise 8.2% to $730,250. But homes took a median of 64 days to sell, 15 days longer than a year before. Pending sales fell 21.8%. More listings came to market, up 8.9%, which gave buyers a little more to choose from.

ZIP 10305 had the smallest price gain, up 2.4% to $739,500. That is still close to what the Federal Housing Finance Agency reported for the whole country. Pending sales there actually rose 9.3%, the only ZIP on the North Shore where that happened.

Across all six ZIP codes, the Real Estate Data Aggregator counted 272 homes sold, down 15.3% from a year before. Homes for sale fell 23.5%. Fewer homes coming to market, and fewer closing, is a pattern worth watching.

What rates mean for buyers right now

CNBC reported the average rate on a 30-year fixed mortgage with a conforming loan balance reached 7.30% in the last week of September. Realtor.com also noted rates topped 7% in September 2026. That adds real cost to any purchase, no matter which ZIP code a buyer is looking in.

  3. Supply is tighter almost everywhere than it was a year ago.
  4. Some ZIP codes are seeing strong competition and fast sales.

  6. Mortgage rates above 7% are a real factor for buyers across the board.
