One part of Mid Island is moving much faster than another

Real estate, Mid Island

Mid Island is not one market right now. It is several, and the difference between them is bigger than most people realize. The Real Estate Data Aggregator counted 464 homes sold across Mid Island in the three months ending August 31, 2026. That number is down 4.3% from the same months last year. But the average hides a lot.

Nationally, Redfin reported in October 2026 that sellers outnumbered buyers by 62.6%. That pressure is real. But Mid Island is not following one script. Some parts are still moving at a healthy pace. One part is not.

The speed gap is the story

The Real Estate Data Aggregator shows ZIP 10304 sitting at 59 days on market. That is 7 days longer than a year ago. ZIP 10306 is at 33 days, which is 5 days shorter than a year ago. ZIP 10314 is at 34 days, also trending shorter. That is a 26-day gap between the fastest and slowest parts of Mid Island.

ZIP 10305 falls in the middle at 42 days, which is actually 13 days shorter than a year ago. That is a meaningful improvement, even if prices there dipped a little.

Prices tell a similar story

ZIP 10306 saw its median sale price rise 5.4% year over year to $775,000, according to the Real Estate Data Aggregator. That is the strongest price growth in Mid Island right now. ZIP 10305 is the honest outlier: prices there dipped 4% to $720,000. Not a collapse, but worth knowing before you price a home there.

ZIP 10304 is the one that needs the most attention. The Real Estate Data Aggregator shows homes there selling at just 95.8% of list price. That means sellers are leaving money on the table, or taking a cut to close. Homes sold in that ZIP were down 25.6% from a year ago.

Supply is tightening almost everywhere

Across all four Mid Island ZIP codes, the Real Estate Data Aggregator counted 513 homes for sale in the three months ending August 31, 2026. That is down 18.7% from the same period last year. Fewer choices for buyers is one reason some parts are still moving quickly.

ZIP 10314 has the tightest supply: just 2.5 months, down 1.1 months from a year ago. That helps explain why it is selling almost as fast as 10306. ZIP 10304 has 5.3 months of supply, and that number went up, not down.

The national backdrop is worth knowing

CNBC reported on October 14, 2026 that the average 30-year fixed mortgage rate hit 7.50%. That is a real weight on buyers everywhere. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, and that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022.

The Federal Housing Finance Agency reported on September 29, 2026 that U.S. home prices rose 2.6% from July 2025 to July 2026. Mid Island's stronger ZIP codes are keeping pace with that, or beating it.

What this means if you are selling

In 10306 and 10314, the Real Estate Data Aggregator shows homes selling in 33 to 34 days and landing close to list price. Pricing well still matters, but the market is working with you. In 10304, patience and sharper pricing are both needed. The data is clear on that.

In 10305, things are improving. Days on market dropped 13 days year over year. That is real progress, even with the small price dip.

What this means if you are buying

In 10306 and 10314, the Real Estate Data Aggregator shows only 10.3% and 6% of homes going under contract within two weeks of listing. That is down sharply from a year ago. Buyers have a little more room to think. But supply is still lean, so well-priced homes do not sit long.

In 10304, buyers have more time and more negotiating room. The sale-to-list ratio of 95.8% says sellers are open to conversation.

In short
  1. Mid Island has two speeds right now.
  2. ZIP codes 10306 and 10314 are moving in about a month, with prices holding or rising.
  3. ZIP 10304 is at 59 days, with softer pricing and more supply.
  4. ZIP 10305 is improving but still carries a small price dip.
  5. One street can read very differently from the ZIP code average.
