One part of the South Shore is moving much faster than the rest
Realtor.com put the median days on market for the broader South at 68 days in September 2026. But the Real Estate Data Aggregator tells a more detailed story for the South Shore. Some ZIP codes are moving in about a month. One is taking twice as long. That difference changes how a seller should price, and how a buyer should prepare.
The gap, side by side
ZIP 10306 is the fastest part of the South Shore. The Real Estate Data Aggregator counted a median of 28 days on market there in the three months ending July 31, 2026. That is 18 days shorter than the same period a year before. Homes are moving quickly, and sellers are feeling it. The Real Estate Data Aggregator shows 34.3% of homes in 10306 sold above list price, up 16.9 points from a year ago.
ZIP 10309 is the slowest. The Real Estate Data Aggregator counted a median of 59 days on market there in the same period. That is 15 days longer than a year before. The median sale price there dipped 9.8% year over year, to $775,000. Not every home is sitting, but buyers in 10309 have more time and more choices than buyers in 10306.
The middle of the pack
ZIP codes 10307, 10308 and 10312 sit between those two extremes. The Real Estate Data Aggregator shows 10307 at 34 days, 10308 at 37 days and 10312 at 38 days. ZIP 10307 had the biggest price jump of any South Shore ZIP. Its median sale price rose 27.2% year over year, to $1,100,000. Sales volume there rose 59.3% year over year. That is a small ZIP with big movement.
What this means for sellers
A seller in 10306 is in a faster market. The Real Estate Data Aggregator shows 98.2% sale to list there. Price close to market value and the offers tend to follow. A seller in 10309 is in a slower one. Homes there took 59 days on average. Pricing a little ahead of the market could cost you weeks. The two ZIP codes are both on the South Shore, but they are not the same market.
One useful reference point: Realtor.com put the median list price for the broader South at $379,000 in September 2026. South Shore sale prices tracked by the Real Estate Data Aggregator run well above that figure in every ZIP code. That tells you the Island's South Shore is its own story, not the wider regional one.
What this means for buyers
In 10306, the Real Estate Data Aggregator shows 34.3% of homes sold above list in the three months ending July 31, 2026. Be ready to move and know your number before you look. In 10309, you have more breathing room. Fewer homes sold above list, and the median price dipped year over year. That does not mean you can lowball, but you have more time to think.
The South Shore overall
Across all five ZIP codes together, the Real Estate Data Aggregator counted 444 homes sold in the three months ending July 31, 2026. That is up 9.1% from a year before. Homes for sale fell 7.4% year over year to 463. New listings rose 3.7% to 642. The broader picture is steady. The differences are inside it.
One broader note: Realtor.com reported that mortgage rates topped 7% in September 2026. That is a real cost for buyers across every ZIP code. It shapes what buyers can afford, and it is part of why some homes are taking longer to find a buyer.
