South Shore sales rose even with fewer homes for sale
Here is the one thing that matters most right now. The Real Estate Data Aggregator counted 444 South Shore homes sold in the three months ending July 31, 2026. That is up 9.1% from the same months in 2025. At the same time, homes for sale fell 7.4%. More buyers, fewer choices. That is the story this season.
Demand held up even as inventory tightened. That matters whether you own or are looking to buy. Owners are seeing steady interest. Buyers are facing more competition in many pockets of the South Shore.
Rates are adding pressure for buyers
CNBC reported that the average 30-year fixed rate rose to 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% on that same Tuesday. Realtor.com noted that mortgage rates topped 7% in September 2026. Realtor.com also reported a median list price of $379,000 across the broader South in September 2026, which gives a sense of where asking prices are sitting for the region. Higher rates make every purchase more expensive. That has not stopped South Shore sales from rising, but it is a real cost buyers need to plan for.
Each part of the South Shore tells its own story
The South Shore covers five ZIP codes. They moved in different directions this period. Here is how each one looked.
Prices moved differently across the South Shore
Not every ZIP saw prices rise. The Real Estate Data Aggregator shows the median sale price in ZIP 10309 fell 9.8% compared with the same months in 2025, landing at $775,000. That is worth noting. More homes sold there, up 12.5%, but buyers paid a little less at the middle. ZIP 10307 went the other way. Its median sale price rose 27.2% to $1,100,000, and homes sold jumped 59.3%. Those are big swings, and they show how different one part of the South Shore can be from another.
How fast are homes selling?
Speed varied a lot by ZIP. The Real Estate Data Aggregator shows ZIP 10306 had a median of 28 days on market. That is 18 days shorter than the same period in 2025. ZIP 10309 sat at 59 days, up 15 days from a year ago. Realtor.com reported a median of 68 days on market across the broader South in September 2026. Some homes are moving quickly. Others are taking their time. Price and location are doing most of the sorting.

Are homes selling above asking price?
Some are, but the share that went above list price dropped in most ZIPs compared with a year ago. The Real Estate Data Aggregator shows ZIP 10306 had the highest share, at 34.3%, though that number rose 16.9 points from 2025. ZIP 10307 saw 16.3% of homes sell above list, up 12.6 points. In ZIP 10312, that share fell 10.1 points to 26.4%. The overall sale-to-list ratio stayed close to 98% across the South Shore. Homes are selling near asking, not far below it.
Supply is tightest in ZIP 10312
The Real Estate Data Aggregator shows ZIP 10312 had just 2.6 months of supply in the three months ending July 31, 2026. That is down 1.1 months from a year ago. It also had the most homes sold of any ZIP on the South Shore, at 148. ZIP 10308 had the most supply at 4 months, up 0.3 months. More supply there means buyers have a little more room to consider their options.
A note on homes below the boulevard
