South Shore sales rose even with fewer homes for sale
More homes sold on the South Shore even though there were fewer to choose from. That tells you demand is real. But Realtor.com reported that 21.6% of South region listings had price cuts in September 2026. Not every home is getting a free pass.
Sales rose while inventory shrank. That is the core story for the South Shore right now. Buyers had fewer choices, yet more deals closed. Pricing and condition are doing the sorting.
What the price-cut signal means
Realtor.com reported that 21.6% of South region listings carried a price cut in September 2026. That is more than one in five. At the same time, Realtor.com put mortgage rates above 7% that month. Higher rates stretch budgets, and sellers who price too high are feeling it first.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. The South Shore is doing better than that in several ZIP codes, as the numbers below show. But the national trend is a reminder that gains are not automatic.
How each ZIP code performed
The South Shore covers five ZIP codes. They do not all move the same way. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
The stories behind the numbers
ZIP 10312 led the Shore in volume. The Real Estate Data Aggregator counted 172 homes sold there, up 6.8%. The median sale price rose 5.9% to $799,500. Supply fell to just 2.6 months. That is a tight market.
ZIP 10309 had the biggest jump in sales, up 29.4% to 88 homes. But the median sale price dipped 6.7% to $786,750. Days on market stretched to 47, nine days longer than a year before. More homes sold, but buyers pushed back on price.
ZIP 10307 saw inventory fall 18.8% while sales rose 18.8%. Days on market dropped 21 days. The median sale price was $967,500, the highest on the Shore. Homes there are moving faster and selling closer to asking.
ZIP 10308 had the fastest median close at 28 days, 7 days quicker than a year before. Nearly 1 in 3 homes sold above list price. Inventory did rise 23.2% there, so buyers have a little more room to look.
ZIP 10306 saw sales slip just 1.7% while the median price rose 5.4% to $775,000. Days on market fell 5 days. The share of homes selling above list price rose 8.1 points to 29.3%.
One thing every South Shore buyer should know
If you are looking below the boulevard, flood insurance is a real ownership cost. It is not optional for most homes on the water side of Hylan Boulevard. Factor it into your monthly budget before you fall in love with a price.

Sold above list price
- The South Shore sold more homes in the three months ending August 31, 2026, even with fewer listings on the market.
- But more than 1 in 5 South region listings needed a price cut by September 2026, according to Realtor.com.
- Demand is there.
- Pricing to the market, not above it, is what separates the homes that close from the ones that sit.
