Staten Island homes are still selling, just with fewer quick deals

The big shift is this: only 6% of homes in ZIP 10314 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is down 28.6 points from the same three months in 2025. Sellers can still find buyers. But the days of a deal in days are much rarer now.

Part of the reason is rates. CNBC reported on October 7, 2026 that the average 30-year fixed rate climbed to 7.49%. Mortgage applications to buy a home fell 2% for that same week. Buyers are still out there, but some are moving more carefully.

Sales are actually up, not down

Here is the honest picture. The Real Estate Data Aggregator counted 203 homes sold in ZIP 10314 in the three months ending August 31, 2026. That is up 4.6% from the same period a year before. More homes closed this year than last, even with higher rates.

The Real Estate Data Aggregator shows the median sale price in ZIP 10314 was $741,250, up 1.1% from a year before. Prices did not fall. They grew slowly, which is a calmer kind of growth than the Island saw in prior years.

Homes are selling close to asking, but fewer are going above it

The Real Estate Data Aggregator put the average sale-to-list ratio at 98.9% for the three months ending August 31, 2026. That is down just 0.3 points from 2025. Most sellers are still getting very close to what they asked.

But the share of homes that sold above list price fell to 26.1%, down 10.5 points from the same period last year, according to the Real Estate Data Aggregator. About 1 in 4 homes still got over asking. That is not nothing. It is just not the norm it once was.

Fewer homes to choose from, and fewer new ones coming

The Real Estate Data Aggregator counted 167 homes for sale in ZIP 10314 during the three months ending August 31, 2026. That is down 27.1% from a year before. New listings also fell, down 10.4% to 241. Supply is tight, even if it feels slower than last year.

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. And 20.8% of listings nationally saw price cuts in September, the highest share since October 2022. Staten Island is not following that same script. Here, supply is shrinking, not growing.

Pending sales are worth watching

The Real Estate Data Aggregator counted 199 pending sales in ZIP 10314 for the three months ending August 31, 2026. That is down 15% from the same period in 2025. Pending sales are a forward look. Fewer homes going under contract now may mean fewer closings in the months ahead.

That is the honest admission here. The pipeline is thinner. CNBC reported that mortgage applications to buy a home fell 2% in the week ending October 7, 2026, with rates at 7.49%. Some buyers are pausing. That is real.

One more thing worth knowing: the Federal Housing Finance Agency reported on September 29, 2026 that U.S. house prices rose 2.6% from July 2025 to July 2026. Staten Island's 1.1% price gain is slower than that national number. That is not alarming. It reflects a market finding a steadier pace.

Every street reads a little differently from the ZIP code as a whole. A block closer to the Staten Island Railway station, or a home on the quieter side of a neighborhood, can tell a different story than the overall numbers suggest. The averages are a starting point, not the whole picture.
