Staten Island inventory fell even as sales kept moving
The one number that changes what you should do: inventory on Staten Island fell 14% in the three months ending August 31, 2026, even as 993 homes sold. The Real Estate Data Aggregator counted both. Less competition can help a well-priced listing stand out. For buyers, it means fewer choices, so being ready matters.
Rates are not helping. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real pressure on monthly payments. Yet sales on the Island still moved.
Nationally, the picture looks different. The National Association of Realtors reported 4.9 months of supply, the highest level in over ten years. Staten Island is running well below that in most ZIP codes. The Island is not following the national trend.
How each part of the Island is reading
Staten Island is not one uniform market. The North Shore, Mid-Island and South Shore each tell a different story. So does the difference between above and below Hylan Boulevard. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending August 31, 2026.
North Shore
The North Shore covers ZIP codes 10301, 10302, 10303, 10304 and 10310. Results here are mixed, and that matters if you own or are shopping in this part of the Island.
ZIP 10302 stood out. Nearly half of homes there sold above list price, and the median days on market was just 26. The Real Estate Data Aggregator counted only 24 sales, so that is a small pool. But the signal is clear: well-priced homes moved quickly.
ZIP 10303 also ran above list, averaging 101.8% of asking price. Inventory there fell 25.9% from a year ago, and new listings dropped 26.2%. Fewer homes came on, and the ones that did sold in a median of 38 days.
ZIP 10304 is a different story. Days on market stretched to 59, and homes sold at 95.8% of list on average. Only 11.5% sold above asking. New listings rose 20.8%, giving buyers more to look at. Sellers here may need more patience and a sharper price.
ZIP 10301 saw the most sales on the North Shore, 67 homes. But days on market stretched to 70, up 14 days from a year ago. Homes sold at 96.9% of list. More supply is coming off the market, but buyers are taking their time.
Mid-Island
ZIP 10314 covers a large stretch of Mid-Island. The Real Estate Data Aggregator counted 203 homes sold there, the most of any single ZIP code on the Island in this period.
At 2.5 months of supply, ZIP 10314 is one of the tightest ZIP codes on the Island. Homes for sale fell 27.1% from a year ago. That is a meaningful drop. Sellers here are seeing real demand, even if fewer homes sold above list than last year.
South Shore
The South Shore includes ZIP codes 10305, 10306, 10307, 10308, 10309 and 10312. Remember that above and below Hylan Boulevard are separate markets. Homes below the boulevard, on the water side, typically carry flood insurance as a real ownership cost.
ZIP 10307 carries the highest median sale price on the South Shore at $967,500. Homes there sold 21 days faster than a year ago. Inventory fell 18.8%. Sales rose 18.8%. That is a ZIP where less supply and more demand landed at the same time.
ZIP 10308 had the fastest median pace on the South Shore at 28 days. Nearly a third of homes sold above list. Inventory rose 23.2% there, giving buyers a bit more room than in neighboring ZIP codes.
ZIP 10312 had the most sales on the South Shore, 172 homes. Inventory fell 20.9%. Months of supply dropped to 2.6. Prices rose 5.9%. The picture there is steady.
ZIP 10305 is worth a closer look. The median sale price dipped 4% from a year ago, and homes sold fell 7.7%. Days on market shortened by 13 days, but the sale to list ratio was 97.5%. Not every home sold fast or above asking. Pricing carefully matters here.
ZIP 10309 saw sales jump 29.4%, but the median price dipped 6.7%. Days on market stretched 9 days longer than last year. More homes sold, at slightly lower prices, taking a little more time. Buyers found value, sellers may have needed to adjust.
What the rate picture means
Freddie Mac reported the 30-year fixed rate at 7.40% as of October 8, 2026. Realtor.com noted rates moved up nearly 40 basis points over the four weeks before that. That is a real shift in what monthly payments look like.
Nationally, the National Association of Realtors reported existing-home sales fell 2.0% month over month in August 2026. Year to date, they are still up 1.6%. Staten Island's 2.3% sales increase runs ahead of that national pace.
Higher rates mean buyers need to know their numbers before they look. A pre-approval is not just paperwork. With only 1,102 homes for sale across the Island, a ready buyer moves faster when the right home appears.
What this means for sellers
Inventory is down 14% Island-wide. That is fewer competing listings. A well-priced home in a ZIP with tight supply can still stand out. But the data also shows that buyers are not rushing everywhere. In ZIP 10304 and ZIP 10301, days on market stretched longer. Price still does the work.
What this means for buyers
With 1,102 homes for sale and rates at 7.40%, buyers face a real squeeze. Realtor.com reported homes are spending one fewer day on the market than a year ago nationally. On the Island, several ZIP codes are moving faster than that.
Being pre-approved, knowing your ZIP code and knowing whether a home is above or below the boulevard matters. Below-the-boulevard homes carry flood insurance as an ongoing ownership cost. That changes the monthly number, and it is worth building into your budget before you fall in love with a home.
