Staten Island inventory is down, but buyers are still taking more time
The one fact that changes what you should do: inventory in ZIP 10314 fell 29.2%, according to the Real Estate Data Aggregator, but homes still sat on the market for 34 days. Fewer choices for buyers did not make them move faster. That means pricing and presentation still do the heavy lifting.
These numbers all come from the three months ending July 31, 2026. Keep that in mind as you read.
Demand is real, but not frantic
The Real Estate Data Aggregator counted 185 homes sold in ZIP 10314 in those three months. That is up 9.5% from the same period a year before. Pending sales rose too, up 6.5% to 228. Buyers are active. They are just not in a panic.
Prices held up, mostly
The Real Estate Data Aggregator put the median sale price in ZIP 10314 at $720,000. That is down just 1.4% from a year ago. A small dip, not a slide. Homes sold at 98.9% of list price on average, down only 0.2 points from last year. Sellers are still getting close to what they ask.
Fewer bidding wars than last year
The Real Estate Data Aggregator found that 27% of homes sold above list price. That sounds solid, but it is down 7.3 points from a year before. The share of homes that went under contract within two weeks of listing dropped 30.5 points, to just 9.2%. Most homes are not flying off the shelf.
Mortgage rates are adding to the pause
Rates are not helping buyers move faster. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported the average contract rate on a 30-year fixed loan rose to 7.30% last week. Those costs give buyers reason to slow down and think.
Nationally, Realtor.com also reported that price cuts hit 20.8% of listings in September, the highest share since October 2022. That is a national number, not a ZIP 10314 number. But it shows the same pattern: buyers have options and they know it.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are still growing across the country, just more slowly than before.
What this means if you own a home here
Supply is tight. That is good for sellers. But buyers are not rushing, and 34 days on market is still 34 days. A home priced right and shown well can still find a buyer. One that is overpriced may sit, even with limited competition.
