Staten Island inventory is down, but more homes are still selling

The one fact that changes what a homeowner should think right now: the Real Estate Data Aggregator counted only 126 homes for sale in ZIP 10312 during the three months ending July 31, 2026. That is down 24.6% from the same months a year ago. Less competition on the market means your home stands out more.

Nationally, the picture is different. Realtor.com reported that active listings grew to 1.16 million homes for sale across the country. Staten Island is moving the other way, and that gap matters for anyone thinking about listing here.

More homes sold even as fewer came to market

The Real Estate Data Aggregator counted 148 homes sold in ZIP 10312 in the three months ending July 31, 2026. That is up 8% from the same period in 2025. At the same time, new listings fell 15.3% to 194. Buyers had fewer choices, yet sales still climbed.

Prices are up, and homes are selling close to asking

The Real Estate Data Aggregator put the median sale price in ZIP 10312 at $772,500 for the three months ending July 31, 2026. That is up 5.8% from a year earlier. The Federal Housing Finance Agency reported that U.S. house prices rose just 2.6% year over year through July 2026. The local number is running ahead of that national pace.

Homes in ZIP 10312 sold at an average of 98.8% of list price, according to the Real Estate Data Aggregator. That is up 0.2 points from a year ago. Sellers are not giving much away. Still, about 26.4% of homes sold above list price, which is down 10.1 points from last year. Bidding wars are less common than they were.

Homes are taking a little longer to sell

The Real Estate Data Aggregator recorded a median of 38 days on market in ZIP 10312 for the three months ending July 31, 2026. That is 5 days longer than the same period a year ago. Not every home sold fast. Pricing well still matters.

The share of homes that went under contract within two weeks of listing was 7.2%, down 26.5 points from a year ago. Quick sales do happen, but they are less common than they were in 2025.

Mortgage rates are making buyers pause

CNBC reported that the average contract rate on a 30-year fixed mortgage with a conforming balance reached 7.30%. Mortgage News Daily, as cited by CNBC, put the rate even higher at 7.58% on one day late in September. Realtor.com noted that rates topped 7% for the first time since January 2025.

Higher rates raise monthly costs for buyers. That can slow decisions. It is one reason homes are sitting a few days longer than last year. Sellers who price carefully are still closing.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. That is a national number. ZIP 10312 is not showing the same retreat in prices, but it is a reminder that overpricing carries real risk right now.
