Staten Island inventory is down, but sales still edged higher
Here is the number that matters most right now: the Real Estate Data Aggregator counted 993 homes sold across Staten Island in the three months ending August 31, 2026, up 2.3% from the same period a year before. That happened while available inventory fell 14%. Fewer choices, yet more closings.
Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. Realtor.com noted that rates climbed above 7% for the first time since January 2025. Higher borrowing costs did not stop buyers here.
Sales rose, but pending sales fell 11.2%, according to the Real Estate Data Aggregator. That gap is worth watching. It may mean the pipeline into future closings is thinner than the headline number suggests.
What the rate environment means for you
Freddie Mac also reported the 15-year fixed rate at 6.60% as of October 29, 2026. The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% year over year. Staten Island's own numbers moved in a similar direction on sales, though the Island is its own market.
How each part of the Island read
The Island is not one uniform market. The numbers below show that clearly. North Shore, Mid-Island and South Shore each told a different story this period.
North Shore: prices up, but homes are taking longer
In ZIP 10301, the Real Estate Data Aggregator counted 67 homes sold, up 21.8%. The median sale price reached $740,000, up 13.8%. That sounds strong. But the median days on market was 70 days, 14 days longer than the same period last year. Homes for sale fell 3.1%, so supply is tighter, yet buyers are taking their time.
ZIP 10302 moved faster. The Real Estate Data Aggregator showed a median of 26 days on market, 19 days shorter than a year before. Nearly half of homes there sold above list price: the Real Estate Data Aggregator put that share at 45.8%, up 24.1 points. The median sale price was $680,000, up 7.9%.
ZIP 10303 saw its median price jump 20.3% to $617,500. Days on market fell 12 days to 38. The sale-to-list average hit 101.8%. New listings dropped 26.2%, and homes for sale fell 25.9%. Less to choose from, and what is there is moving.
ZIP 10310 had the steepest price gain on the North Shore. The Real Estate Data Aggregator put the median at $767,000, up 20.8%. But sales fell 19.5% and new listings fell 23.3%. A smaller pool of homes sold at higher prices.
Mid-Island: steady sales, tighter supply
ZIP 10314 is the Island's busiest ZIP by sales volume. The Real Estate Data Aggregator counted 203 homes sold, up 4.6%. The median price was $741,250, up 1.1%. Homes for sale fell 27.1%, the steepest inventory drop of any Mid-Island ZIP. Months of supply came in at 2.5, down 1.1 months from last year.
ZIP 10306 added 116 sales, down just 1.7%. The median reached $775,000, up 5.4%. Nearly 3 in 10 homes sold above list price. Days on market was 33, 5 days shorter than a year before. New listings here were the only Mid-Island ZIP to grow, up 5.2%.
South Shore: the most active corner of the Island
ZIP 10312 led the Island in homes sold. The Real Estate Data Aggregator counted 172, up 6.8%. The median was $799,500, up 5.9%. Months of supply fell to 2.6, the tightest on the South Shore. Days on market was 39.
ZIP 10309 had the biggest sales jump: up 29.4% to 88 homes sold. But the median price dipped 6.7% to $786,750, and days on market grew 9 days to 47. More homes sold, at somewhat softer prices, and they took a little longer. That is a mixed picture worth understanding if you own there.
ZIP 10307 sits at the southern tip of the Island. The Real Estate Data Aggregator showed a median of $967,500, the highest on the Island. Sales were up 18.8%. Days on market was 33, 21 days shorter than a year before. Nearly 3 in 10 homes sold above list price.
ZIP 10308 had the fastest median days on market across all South Shore ZIPs: 28 days, 7 days shorter than last year. The sale-to-list average was 99.4%. Sales held flat year over year.
ZIP 10305 is on the eastern shore. The Real Estate Data Aggregator put the median at $720,000, down 4%. Sales fell 7.7%. Days on market improved, falling 13 days to 42. Homes for sale dropped 12.8%. If your home is below the boulevard in this ZIP, remember that flood insurance is a real ownership cost for buyers, and it shapes what they are willing to pay.
ZIP 10304: the one that needs a closer look
ZIP 10304 is the outlier this period. The Real Estate Data Aggregator counted 61 homes sold, down 25.6%. Days on market was 59, 7 days longer. The sale-to-list average was 95.8%, the lowest on the Island. Months of supply rose to 5.3. New listings grew 20.8%, meaning more homes came to market while fewer sold. That combination puts buyers in a stronger position here than almost anywhere else on the Island right now.
The national picture, for context
The National Association of Realtors counted 3.99 million existing-home sales nationally in September 2026, with prices up 1.3% year over year. National inventory rose to 1.60 million homes. Realtor.com put the national median days on market at 64 days for the week ending October 24, 2026. Staten Island's pace is faster than that in most ZIPs.
Freddie Mac reported the 30-year rate at 7.24% on October 29, 2026. That is a real cost. It shapes what buyers can afford. It has not stopped sales here, but it does affect how buyers think about price.
What this means if you own a home on the Island
Buyers are still active. Inventory is thin. Those two things together tend to support prices. But the story is different street by street. ZIP 10304 reads very differently from ZIP 10307. Above the boulevard reads differently from below it, where flood insurance adds to the real cost of ownership.
Pending sales fell 11.2% across the Island. That is a signal worth watching as we move forward. It does not change what sold, but it is honest to name it.
- 993 homes sold across Staten Island in the three months ending August 31, 2026, up 2.3%, even as inventory fell 14% and rates held above 7%.
- Most ZIPs saw prices hold or rise.
- ZIP 10304 is the exception, with more supply and softer terms.
- One street can read very differently from the ZIP code around it.
