Staten Island listings are down, and that is keeping choices tight

Here is the one thing that shapes everything else right now. The Real Estate Data Aggregator counted 1,102 homes for sale across Staten Island in the three months ending August 31, 2026. That is down 14% from the same months a year ago. Fewer choices for buyers, less competition for sellers.

Sales rose even as inventory shrank. That tells you demand is still there. But pending sales dropped 11.2%, which is worth watching. It may mean some buyers are stepping back while rates stay high.

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. Realtor.com reported the average mortgage rate on the market at 7.40% that same week. Rates above 7% add real cost to every purchase. That is not a reason to freeze, but it is a number every buyer needs to build into their plan.

How each part of the Island is reading

Staten Island is not one uniform market. The North Shore, Mid-Island and South Shore each tell a different story. So does the difference between above and below Hylan Boulevard. Here is what the Real Estate Data Aggregator counted, ZIP by ZIP, for the three months ending August 31, 2026.

North Shore

The North Shore covers ZIP codes 10301, 10302, 10303, 10304 and 10310. The picture is mixed, and that is honest.

ZIP 10302 stood out. The Real Estate Data Aggregator found that 45.8% of homes there sold above list price, and the median sale came in at 100.6% of the asking price. Days on market dropped 19 days shorter than the same period a year ago. That is a tight pocket even in a slower rate environment.

ZIP 10303 also ran above list, averaging 101.8% of asking price, up 6.3 points from a year ago. Median price there rose 20.3% to $617,500, per the Real Estate Data Aggregator. Inventory fell 25.9% in that ZIP alone.

ZIP 10301 is moving more slowly. The Real Estate Data Aggregator counted a median of 70 days on market there, 14 days longer than a year ago. Homes sold at 96.9% of list. Prices are up 13.8% to $740,000, but sellers need patience in this ZIP.

ZIP 10304 shows the widest gap. Homes sold at only 95.8% of list price, and the median days on market reached 59 days, 7 days longer than last year. Sales fell 25.6%. Prices were nearly flat, up just 0.1%. If you are selling here, pricing carefully from the start matters more than anywhere else on the North Shore.

Mid-Island

ZIP 10314 covers a wide stretch of Mid-Island. The Real Estate Data Aggregator counted 203 homes sold there, the highest single-ZIP total on the Island for this period. That is up 4.6% from a year ago.

Inventory in 10314 fell 27.1%, one of the steepest drops across the Island. At 2.5 months of supply, this ZIP leans toward sellers. Prices moved up only 1.1%, so the market is active but not running away.

South Shore

The South Shore covers ZIP codes 10305, 10306, 10307, 10308, 10309 and 10312. This is where you see the most activity by volume, and where the above-the-boulevard and below-the-boulevard difference matters most.

Homes below the boulevard, closer to the bay on the eastern shore, generally require flood insurance. That is a real ownership cost that sits on top of your mortgage and taxes. It is worth building into any offer or listing conversation.

ZIP 10312 had the highest sales count on the South Shore. The Real Estate Data Aggregator counted 172 homes sold, up 6.8%. Months of supply fell to 2.6, the tightest on the South Shore. Median price rose 5.9% to $799,500.

ZIP 10307, which covers the Tottenville end of the Island, carried the highest median price at $967,500. Sales were up 18.8% and days on market fell 21 days shorter than a year ago. Inventory dropped 18.8%. That is a small, fast-moving pocket.

ZIP 10308 moved quickest. The Real Estate Data Aggregator found a median of 28 days on market, and 32.9% of homes sold above list price. Inventory rose 23.2% there, the only South Shore ZIP where supply grew. That gives buyers a bit more room, but the pace is still brisk.

ZIP 10309 is worth a closer look. Sales jumped 29.4%, but the median price dipped 6.7% to $786,750. Days on market stretched 9 days longer than a year ago. More homes are selling, but sellers gave a little ground on price to get there.

ZIP 10305 saw prices dip 4% to $720,000. Sales fell 7.7% and inventory dropped 12.8%. Homes are still moving, but the median price tells you buyers pushed back a little.

The rate picture and what it means here

Freddie Mac reported the 15-year fixed rate at 6.68% as of October 22, 2026. Realtor.com reported that September pending home sales nationally were down 11.3% year over year. The National Association of Realtors counted 3.99 million existing homes sold nationwide in September 2026, with inventory at 1.60 million homes and prices up 1.3%.

Staten Island is outpacing that national picture on sales. The Real Estate Data Aggregator shows the Island up 2.3% while national pending sales slipped. That is a meaningful difference.

What this means if you own a home here

Less inventory means your home has fewer neighbors competing with it. In most ZIP codes, that is helping prices hold or rise. But the story is not the same everywhere. ZIP 10304 and ZIP 10305 saw prices dip. ZIP 10301 is sitting on the market longer.

One street can read very differently from the ZIP code around it. A block closer to the Staten Island Railway station in Great Kills pulls different numbers than one farther away. A home below the boulevard carries flood insurance costs that change the math for buyers.

In short
  1. Across Staten Island, the Real Estate Data Aggregator counted 993 homes sold and 1,102 for sale in the three months ending August 31, 2026. Inventory is down 14%.
  2. Sales are up 2.3%.
  3. Prices are rising in most ZIP codes.
  4. Freddie Mac put the 30-year rate at 7.32% on October 22, 2026, which is real cost buyers are carrying.
  5. The Island is not one market: each ZIP, and each side of the boulevard, has its own story.
