The Island is not moving as one market right now

The National Association of Realtors reported that months of supply nationally reached 4.9 months, the highest level in over ten years. But that one number hides a wide split right here on the Island.

For the three months ending July 31, 2026, the Real Estate Data Aggregator counted supply ranging from 2.6 months in one ZIP code to 6.6 months in another. Those two places call for very different thinking.

Supply across Staten Island: ZIP by ZIP

The Real Estate Data Aggregator counted 2.6 months of supply in ZIP 10312 and 6.6 months in ZIP 10301. That is a 4-month gap across the same Island.

At 2.6 months, buyers in 10312 have very little to choose from. At 6.6 months, buyers in 10301 have real options, and sellers there feel it.

The Real Estate Data Aggregator counted 148 homes sold in ZIP 10312, up 8% from the same period last year. Inventory fell 24.6%. Sellers there are still getting close to asking price.

The Real Estate Data Aggregator counted 125 homes for sale in ZIP 10301. New listings rose 8.9%. Homes sat 15 days longer than the same period last year. Pricing needs to be sharper there.

Rates are adding pressure on both sides

Freddie Mac reported the 30-year fixed rate averaged 7.28% as of October 1, 2026. That is the first time rates crossed 7% since January 2025, according to Realtor.com.

Realtor.com also reported that mortgage rates rose nearly 40 basis points over the four weeks before October 1, 2026. Nationally, homes under contract fell 4.1% year over year, Realtor.com said.

Higher rates slow buyers down. In a ZIP with 6.6 months of supply, that gives sellers less room to hold firm on price. In a ZIP with 2.6 months, there is still very little to choose from, so buyers have less leverage.

The Real Estate Data Aggregator counted 901 homes sold across Staten Island in the three months ending July 31, 2026. That is nearly flat from a year ago. But that Island-wide number covers a lot of very different pockets.

A few other ZIP codes worth knowing

ZIP 10302 had the fastest typical sale on the Island. The Real Estate Data Aggregator counted a median of 27 days on market there, and 45.5% of homes sold above list price. Supply sat at 4 months.

ZIP 10307, on the South Shore, saw the biggest shift in sales pace. The Real Estate Data Aggregator counted homes selling in a median of 34 days, 29 days shorter than the same period last year. Sales volume rose 59.3%.

ZIP 10309 told a different story. The Real Estate Data Aggregator counted a median sale price of $775,000, but that was down 9.8% from a year ago. Days on market rose 15 days. More time and a lower price is a signal worth watching.

ZIP 10304 had the slowest typical sale. The Real Estate Data Aggregator counted a median of 66 days on market, 14 days longer than last year. Only 8.2% of homes there sold above list price. Sellers in that area need a careful price from the start.

Below the boulevard: one more cost to factor in

Some of these ZIP codes include homes below Hylan Boulevard, on the water side of the Island's eastern shore. Most of those homes require flood insurance. That is a real ownership cost on top of the mortgage.

Above and below the boulevard are separate markets. The numbers in each ZIP can blend both sides together. One street can read very differently from the ZIP code average.
